Quick help

Low boiler pressure?

Repressurising can be a simple tenant check, but the controls vary by model. Start with the boiler's own manual and stop if anything does not match it.

Before you call

Give your full address, flat or unit, and a short description of the problem. Say that you are a Bristant tenant and that the matter is for Barry Winton.

Visits and access

Agree the visit through Bristant. We will arrange notice and access. If you are not home, Bristant will use the master key in line with the agreed arrangements. Tell us if you need to be present.

Costs and keys

Contact Bristant before authorising chargeable work. Responsibility depends on the cause and your tenancy terms. Replacement master-system keys cost £36 including delivery and are ordered through Bristant.

Before arranging a repair

Your home.
Shared responsibility.

This guide explains the usual position for Bristant homes in England. Your tenancy terms and the cause of the problem are always considered, and tenants are not charged for work that is Bristant’s legal responsibility.

01

Your responsibility

Everyday care

  • Keep the home reasonably clean, heated and ventilated.
  • Report faults promptly and take safe steps to prevent further damage.
  • Test alarms routinely, report any fault and replace ordinary consumables such as light bulbs.
  • Keep plugholes clear and allow reasonable access for inspection or repair.
02

Covered by Bristant

Property repairs

  • The structure, exterior and common parts for which Bristant is responsible.
  • Water, gas, electricity, sanitation, heating and hot-water installations.
  • Required gas, electrical, fire and other property-safety work.
  • Fair wear and tear, and faults not caused by misuse or neglect.
03

Not normally covered

May be chargeable

  • Damage caused by a tenant, household member, visitor, misuse or neglect.
  • Lost keys or lockouts; a replacement key for the building’s shared key system is £36 including delivery.
  • Blockages caused by wipes, grease, food or other unsuitable objects.
  • Unauthorised alterations, avoidable pest issues or repairs to tenant-owned items.
Unsure which applies?

Submit a report if responsibility is unclear. Do not instruct an outside contractor or authorise chargeable work without Bristant’s written approval.

Useful household items

Small items.
Fewer blocked drains.

Drain guards are the safest first step. Measure the plughole before buying, empty anything caught into the bin and rinse the guard regularly. These are optional examples rather than products supplied by Bristant.
